Case No. CJ 2014-37E Judge Enos, Joe NOTICE OF THIRD ALIAS SALE OF LAND UNDER EXECUTION THIS IS AN ATTEMPT TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Notice is hereby given that on the 21 day of October, 2015, at 10 o'clock, A.M (location at Courthouse or Room #), at the west lobby of the Stephens County Courthouse in Duncan, Oklahoma, the undersigned Sheriff will offer for third alias sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit: A tract of land beginning at the Southwest Corner of the Southeast Quarter (SW/C SE/4) of Section Ten (10), Township One (1) South, Range Seven (7) West of the Indian Meridian; thence North 00 degrees 00'19" East a distance of 1767.2 feet to a point on the West Right-of-Way line of Oklahoma State Highway #7; thence in a Southeasterly direction South 43 degrees 51 '11" East along said Right-of-Way line a distance of 2411 feet to a point on the South line of said Section Ten (10); thence North 89 degrees 59'26" West a distance of 1640 feet to the Point of Beginning, Stephens County, State of Oklahoma, according to the U.S. Government Survey thereof, commonly known as 2215 East Seminole Road, Duncan, OK 73533 (the "Property") Third alias sale will be made pursuant to a Special Execution and Order of Third Alias Sale issued out of the office of the Court Clerk in and for Stephens County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the third alias sale, said judgment entered in the District Courti in and for said County, State of Oklahoma, in Case No. CJ-2014-37E, entitled OneWest Bank, FSB, Plaintiff, vs. The Heirs, Personal Representatives, Devisees, Trustees, Successors and Assigns of Raymond P. Buckmaster, Deceased, and the Unknown Successors; Mary Ann Buckmaster, et al., Defendant, to satisfy: FIRST: The costs of said action accrued and accruing; SECOND: The judgment and first lien of the Plaintiff, OneWest Bank, FSB, in the sum of $154,540.11 with interest thereon at the rate of 1.6% per annum from December 2, 2013, as adjusted, if applicable, until paid; advances for taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney's fee, plus costs, with interest thereon at the same rate, until paid. Persons or other entities having interest in the property, including those whose actual addresses are unknown and persons or other entities who have or may have unknown successors and such unknown successors are hereby notified are: The Heirs, Personal Representatives, Devisees, Trustees, Successors and Assigns of Raymond P. Buckmaster, Deceased, and the Unknown Successors; Mary Ann Buckmaster; The Raymond P. Buckmaster Living Trust dated April 21, 2008; Occupants of the Premises; United States of America, ex reI. Department of Housing and Urban Development; Arvest Bank; Myretta D. Buckmaster, if Living, and if Deceased, Her Heirs, Personal Representatives, Devisees, Trustees, Successors and Assigns, and the Unknown Successors; John Doe I, spouse of Myretta D.
