NOTICE OF FORECLOSURE Default having been made in the payment of the indebtedness secured by that certain mortgage dated February 26, 2008, executed by Gale B. McMahan and Judy K. McMahan, husband and wife, to Mortgage Electronic Registration Systems, Inc., solely as nominee for Platinum Mortgage, Inc., which mortgage was recorded on February 29, 2008, in RLPY Book 2008, Page 12136, of the mortgage records in the Office of the Judge of Probate of Limestone County, Alabama, which mortgage was, duly transferred and assigned to JPMorgan Chase Bank, National Association, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the West Door entrance to the Limestone County Courthouse at Athens, Alabama, during the legal hours of sale on July 28, 2015, the following described real estate, situated in Limestone County, Alabama, to-wit: The following property description is derived from the Plat of Boundary Survey for Seth Parker, by Athens Land Surveying Company, AL. Reg. No. CA-0292-LS, dated, February 13, 2008, and being made a part of this property description. Lying in the Northwest Quarter of Section 27, Township 2 South, Range 4 West, Limestone County, Alabama and being more particularly described as follows; Commencing at an existing 5/8-inch rebar at the Northwest corner of said Section 27; Thence North 90 degrees 00 minutes 00 seconds East along the North boundary of said Section 27 for a distance of 661.0 feet to an existing 5/8-inch rebar; Thence South 00 degrees 28 minutes 56 seconds West for a distance of 991.37 feet to an existing 5/8-inch rebar stamped “RLS 15455 RONNIE G. COFFMAN” at the Point of Beginning of the herein described property; Thence South 56 degrees 15 minutes 14 seconds East for a distance of 211.07 feet to an existing nail in the approximate center of Elkton Road, passing a set 1/2-inch rebar stamped “ATHENS LS CA-0292-LS” on the Northerly right-of-way margin of said road at a distance of 181.04 feet; Thence South 36 degrees 22 minutes 00 seconds West along the approximate center of said road for a distance of 80.46 feet to an existing “mag nail”; Thence North 56 degrees 31 minutes 06 seconds West for a distance of 158.57 feet to an existing 5/8-inch rebar stamped “RLS 15455 RONNIE G. COFFMAN” in a fence line, passing an existing 5/8-inch rebar stamped “RLS 15455 RONNIE G. COFFMAN” on the Northerly right-of-way margin of Elkton Road at a distance of 30.04 feet; Thence North 02 degrees 41 minutes 50 seconds East along an existing fence line for a distance of 94.67 feet to the Point of Beginning, containing 0.342 acres. AND BEING SUBJECT TO: One half the right-of-way of Elkton Road along the Southeasterly boundary, said right-of-way.
