DEMAND FOR DEED TO: Mary Hudson and Luvirn Hudson, and the heirs and assigns of Mary Hudson and Luvirn Hudson, and any and all persons claiming any right, title and interest in and to the following described real estate, to-wit: Lot Five (5), Block One (1), in J.W. Lane’s Fourth (4th) Addition to Centerville, Iowa.: You and each of you are hereby notified that J & D Investment Enterprises, L.C., as the party in possession and as successor in interest to James W. Stephens and David R. Stephens d/b/a J & D Leasing Company, a partnership, under the terms and conditions of the Real Estate Contract dated May 26, 1981 and recorded May 26, 1981 in Book 58 at Page 422 in the Office of the Appanoose County Recorder, does hereby make demand of you for the immediate issuance of a deed in fulfillment of said Real Estate Contract. You are further notified that if a deed is not provided within 45 days of the service of this notice or if an action to foreclose or forfeit said Real Estate Contract has not been commenced within said 45 day period, said J & D Investment Enterprises, L.C. may file an affidavit showing service and compliance under Iowa Code Section 614.21, whereupon the Auditor shall correct the county records as provided in Iowa Code Section 558.67 to indicate that all of the rights the vendor under the Real Estate Contract have vested in the vendee J & D Investment, L.C.
