SHERIFF SALE Wednesday, November 25, 2015 AT 1:30 P.M., EST In The Office of the Union County Sheriff REAL ESTATE By virtue of a Writ of Execution issued out of the Court of Common Pleas of Union County, Pennsylvania, to Execution Docket No: 15-0068: Donald R. Long and Kafy M. Long v. Jill E. Adams and Ronald A. Adams. ALL THAT CERTAIN lot of land situate in the Borough of Mifflinburg, Union County, Pennsylvania, bounded and described as follows: BEGINNING at a spike in the road. at the southwestern comer of Chestnut Street and Eleventh Street (formerly Tenth Street); thence South eighty-two degrees West (S. 82^ W.) along the southern side of Chestnut Street sixty (60) feet to a stake at the northeast corner of land formerly of Anthony I. Sylvester, now Daniel R. and Kimberly J. Lichtel; thence South eight degrees East, one hundred twenty-nine and eighty-five hundredths feet (S. 08^ E., 129.85') to a stake on the northern side of a nine (9) foot alley; thence North eighty degrees forty minutes East (N. 80^ 40' E.) along the northern side of said alley, eighty-three and fifteen hundredths (83.15) feet to an iron pin at the northwestern corner of the intersection of said alley with Eleventh Street; thence North eighteen degrees fifteen minutes West (N. 18^ 15' W.) along the western side of Eleventh Street one hundred thirty (130) feet to the place of BEGINNING, WHEREON is erected a two (2) story concrete structure. CONDITIONS OF SALE The real property will be sold subject to the following conditions of sale; ten percent (10%) of the higher sum bid struck off shall be deposited in each case with the Sheriff by the highest bidder when his bid is registered, provided that in no case shall less than One Hundred Dollars ($100.00) be deposited and that in each case the deposit shall be sufficient to cover the Sheriffs costs; otherwise upon failure or refusal to make such deposit, the bidder shall lose all benefits of his bid and the property may be immediately put up again and sold unless a deposit of the required bid made by a second bidder willing to take the property at the highest bid price. The balance shall be paid on or before December 15, 2015. The sale is also subject to Pennsylvania Transfer Tax, plus County Poundage. Notice is hereby given all claimants and parties in interest that the Sheriff will for all sales where filing of schedule of distribution is required, file the said schedule of distribution not later than thirty (30) days after the sale, in his office, where the same will be available for inspection and that distribution will be made in accordance with the schedule, unless exceptions are filed thereto within twenty (20) days thereafter.
