DODD, s/p/a LUCILLE DODD, deceased; and THE OCCUPANT(S) of 105 E. Pine, DUNCAN, OKLAHOMA, Defendants. Case No. CJ-2015-40G NOTICE OF SHERIFF'S SALE THIS IS AN ATTEMPT TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. NOTICE IS HEREBY GIVEN that on the 5th day of August, 2015, at 10:00 o'clock a.m., at the West door of the County Courthouse in Duncan, Stephens County, Oklahoma, the Sheriff of said County will offer for sale and sell for cash, at public auction, to the highest and best bidder, with appraisement, the following described real property located in Stephens County, Oklahoma: SURFACE AND SURFACE RIGHTS ONLY in and to: All of Lot 8, in Block 1, in Chisum Addition to City of Duncan, Stephens County, Oklahoma. (Street Address: 105 E. Pine, Duncan, Oklahoma), together with all improvements thereon and the appurtenances thereto belonging (hereinafter referred to as the "Real Estate"), subject to unpaid ad valorem taxes, special assessments and easements and oil and gas leases of record, if any. The above sale will be made pursuant to the Special Execution and Order of Sale issued upon a judgment entered in the District Court of Stephens County, Oklahoma, in Case No. CJ-2015-40G, wherein BancFirst is Plaintiff, and Helen Neel and the Unknown Successors of LUCILLE J. DODD, s/p/a a LUCILLE DODD, deceased, are the defendants. The sale of the Real Estate is also being made for the purpose of satisfying the unpaid balance of the in rem judgment in favor of the Plaintiff described as follows: Judgment against the Defendants, and each of them, for the sum of $5,921.71 in principal, with interest thereon to March 10, 2015, of $45.00, with further interest accruing thereafter on the principal at the rate of 7.125% per annum until paid, late charges of $24.50, abstracting fees of $575.00 and all costs of collection, including without limitation, accrued court costs of $223.70, recording fees of $13.00, publication costs of $220.67, certified mail postage of $7.40 and service of process fees of $50.00, all further accruing court costs and a reasonable attorney's fees of $3,750.00.
